The commission we charge for selling your home will depend on several factors such as if you also are buying a home or not, the value of your home,  the amount of newspaper advertising you wish  to pursue and  if you want to do email marketing or set up a virtual tour.

Our lowest price to sell your home will always include posting of your home in the MLS system, providing access to your listing for all  other real estate companies  and agents in this area, post your listing on www.coloproperty.com, the public version of the MLS system, post it on Craig's List, on our two web sites, hold a open house and of course print flyers that will be in a box attached to your yard sign. 

We will arrange all showings for potential buyers whether they have a buyer agent or not and personally show your home to anybody who is interested. We will include in our contract, and enforce any restrictions, or limitations,  you wish to have on how and when people can see your home.

Lafayette Real Estate is a new and small company with low overhead costs. We can and will offer to sell your home for less than most other real estate companies.

Selling Tips

As an owner, you will play an important role in the sale of your home. The following tips will give you some advice how you can sell your property quicker, at the best possible price.

Make the Most of the curb appeal.: A well-manicured lawn, neatly trimmed shrubs and a clutter-free porch welcome prospects. So does a freshly painted - or at least freshly scrubbed - front door. If it's autumn, rake the leaves. If it's winter, shovel the walkways, the fewer obstacles between prospective buyers and the true appeal of your home, the better.

Fresh up the inside: Clean up in the living room, the bathroom, the kitchen. If your woodwork is scuffed or the paint is fading, consider some minor redecoration. Fresh paint adds value to your property. Prospective buyers would rather see how great your home really looks than hear how great it could look, "with a little work."

Think Safety: Make sure there are no  traps: roller skates on the stairs, loose extension cords, slippery rugs and low hanging overhead lights. Make your residence as safe as possible for potential buyers.

Clean out the storage space: Potential buyers are looking for more than just nice living space. They're looking for storage space, too. Make sure your attic and basement are clean and free of unnecessary items.

Consider Your Closets: A better organized closet appears larger. Now's the time to box up those unwanted clothes and donate them to charity.

Make Your Bathrooms Sparkle: Bathrooms sell homes, so let them shine. Check and repair damaged or unsightly caulking in the tubs and showers. For added allure, display your best towels, mats and shower curtains.

Check Faucets and Bulbs: Dripping water rattles the nerves, discolors sinks and suggests faulty or worn-out plumbing. Burned out bulbs leave prospects in the dark. Don't let little problems detract from what's right with your home.

Create Dream Bedrooms: Wake up prospective buyers to the cozy comforts of your bedrooms. For a spacious look, get rid of excess furniture. Colorful bedspreads and fresh curtains are a must.

Open up in the Daytime: Let the sun shine in! Pull back your curtains and drapes so prospects can see how bright and cheery your home is.

Lighten up at Night: Turn on the excitement by turning on all your lights - both inside and outside - when showing your home in the evening. Lights add color and warmth, and make prospects feel welcome.

Watch Your Pets: Dogs and cats are great companions, but not when you're showing your home. Keep your pets outside, or at least out of the way.

Turn down the volume:  When it's time to show your home, it's time to turn down the stereo or TV.

Keep a Low Profile: Nobody knows your home as well as you do; however, we know buyers - what they need and what they want. Your broker will have an easier time articulating the virtues of your home if you stay in the background.

Don't try to sell your belongings: When prospects come to view your home, don't distract them with offers to sell furnishings you no longer need. You may lose the biggest sale of all.

Defer to Experience: When prospects want to talk price, terms, or other real estate matters, let them speak to an expert - your Lafayette Real Estate Broker.

Help Us: Let us know about showings not scheduled through our office. Offer to keep an eye on the brochure box attached to your sign and make sure it is always filled with flyers. Try to accommodate prospective buyers when they want to see your home.

Answers to Common questions:

What is the best time to sell my house?

In addition to supply and demand, and other economic factors, the time of year you choose to sell can make a difference in how long it takes to sell your home and in the selling price. Usually the strongest selling season for our area is March through July. You'll have the best results if your house is available to show to prospective buyers continuously until it sells.

How is the list price determined?

It's critical to price your home right in relationship to the current real estate market and to the conditions prevailing in your local marketplace. We will prepare a comparative market analysis to provide the background data on which to base your list-price decision. Beware of an agent whose opinion of value is considerably higher than the others.

How do I get my house ready to sell?

A person's first impression, from when they drive-up until they walk through the front door, will often determine their overall decision about buying your home. Making your home look as nice as possible at all times will increase your chances for a quicker sale. Ask your broker for information regarding staging your home for showings.

What kind of return is there on remodeling jobs?

Before you spend a lot of money to get your home ready to sell, consult your broker as to what is necessary. If you are thinking about extensive updating, the best return on your investment is remodeling the master bath and kitchen. Often times only a fresh coat of paint, new carpet, and a thorough cleaning and removal of clutter will do the trick. Note: It is best to keep colors neutral.

How can I get more buyers through my house?

Price and location determine the number of showings of your house. If it is priced correctly the greatest number of potential buyers will occur during the first two weeks the house is on the market. After that period, showings will slow down significantly. An overpriced home will typically be shown only to justify the value of correctly priced homes in that market.

How long will it take to sell my home?

That depends on the price, the competition in the market, and how well you have prepared the house to sell.

Should I be home when my homes is being shown?

We recommend that you not be home when the house is being shown. Let the home speak for itself. 

What are the estimated proceeds from the sale of my home?

More important that the sales price of your home is the proceeds you receive at closing. Your broker will prepare a net sheet with an estimate of a seller's closing cost as related to the loan the buyer is pursuing (Conventional, FHA, VA, Cash).
